You must contact Management and request a Real estate Disclosure Package. Virginia Real estate law requires this, and the buyer must receive the Package 72 hours prior to going to closing.
There is a cost involved that is set by state law. Documents available on the Wexford website cannot legally be substituted as acceptable documentation, as they are not certified.
You may only lease to a “Single Family” which means and refers to a single housekeeping unit which includes not more than three adults who are legally unrelated.
You must provide your tenants with a copy of the Governing Documents and various rules and instruct them that they must read, understand, and abide by them, just as you do as a owner. You, as the owner, are responsible for the actions and conduct of your tenants and will be held accountable.
Failure by a lessee to comply with the terms of the Governing Documents constituting a default under the lease.
No, parking is considered “Common Area” and is owned by the “Association”, not the individual home owner. Parking spaces are not included as part of the deed for any individual lot therefore not owned exclusively by any home owner. One function of the Association is to assign parking spaces for owners’ use.

Owners are the only ones allowed to request and authorize modifications to the exterior of a home. No change to the exterior, including but not limited to the roof, siding, windows, doors and any door hardware, deck, patio, fence, bushes, shrubs, trees, etc., can be made without developing a plan, filling out the required paperwork, and receiving approval.
An Architectural Request for Review must be completely filled out and submitted with all required documentation. No work or changes can be made prior to receiving approval or the owner may be required to return the property to its original condition at their expense.

The approved Wexford storm door is shown on the left of the three examples. Storm doors like the two shown in the center and on the right, will not be approved. Storm doors are to be of the “Full View” type and must match either the front door color or house trim color.
Full View by Wexford definition means “one single unobstructed pane of glass or clear acrylic material.” Although the middle storm door shown meets the definition, its quality of construction does not meet the quality standards that should be met and the frame border is too wide. The door on the right has a cross bar which obstructs the view and is not acceptable.

If you have already tried replacing the light bulb, go down and look for an electrical outlet near your hot water heater on the bottom floor. For garage units, your post lamp may receive power from an outlet near the garage door. There is a special outlet that is called a ground-fault circuit interrupter (GFCI); it will look similar to the picture on the left.
All outside outlets and fixtures are protected by either an outlet like this or a GFCI breaker, installed in the electrical panel. On the front of the GFCI outlet there are two buttons, a Test button for testing to make sure the outlet does what it is supposed to do and prevents electrical shock, and a second button to Reset the outlet and the circuit it protects.
Most of the time, if your post lamp or exterior outlets are not working, this outlet has most likely tripped and needs to be reset.
Once reset, your post lamp and outlets should be working again. If this does not work or it trips immediately after resetting,`you should call an electrician to inspect the circuit and any devices that may be plugged into it.

Builders Edge brand Standard Williamsburg Raised Panel shutters match those installed by the builder, and they’re available through The Home Depot. Not all stock colors match and it may be necessary to purchase the “Paintable” model. Please note that the colored shutters cannot be painted.
Defined beds require a sharp definition between the mulched area around your bushes, shrubbery, or tree. They may be achieved with a shovel by cutting into the ground and forming a slight ditch to re-create the pictures shown below.
